The concept

Two ideas, one network

The platform is built on two connected exchanges. Members can swap homes with each other through a points-based system — no cash changes hands, just a fair allocation based on the property's size, location, and condition.

At the same time, property owners can offer lodging to carefully vetted retired craftspeople in exchange for renovation work. The owner gets skilled craftsmanship done, and the retired craftsperson gets a free stay somewhere attractive.

What membership means for you

We're launching the network now, so we don't have past members to quote yet. Instead, we describe openly how membership works — so you know exactly what you're saying yes to.

You list your property for free and set which weeks it's available yourself. Weeks you want to use yourself, you block – they're never visible to anyone else. You never have to give up control of your own home.

When someone stays with you, you earn points. You spend the points when you want to travel yourself – to another property, in another country, at a completely different time. No simultaneous swaps, no expiry dates.

If your property needs renovating, you can instead host a verified retired craftsperson who works in exchange for free lodging. You cover materials and tools – the craftsperson brings the skill.

What you're wondering about

Does it cost anything to join?+
Membership and listing your property are free, and you never pay anything to host guests or retired craftspeople. The only fee is a matching fee of €95 per started rental week, which you pay when you stay at someone else's — the points cover the lodging itself. The fee funds running the platform, verifying members and retired craftspeople, and support throughout the exchange.
How do the points work?+
Every property is assigned a points value per night by an admin, based on size, location, and season — from 5 points a night (35 points a week) to 10 points a night (70 points a week). You spend points when you stay at someone else's, and earn points when others stay at yours. As a new member, you receive starting points equivalent to a week's stay at your own property, which you release yourself as soon as the property is bookable (photos uploaded and an admin has set a points value).
What happens if guests damage my property?+
Every guest is a verified property owner with a strong incentive to take care of your property — a bad review directly affects their access to the network. Even so, check with your insurer that your home insurance covers others staying in the property. Terms vary between insurers and countries, and a home exchange isn't always assessed as a rental — get it confirmed in writing before your first exchange.
Do the exchanges have to happen at the same time?+
No — and that's the strength of the points system. You offer your property when it suits you and spend the points when you want to. No need for simultaneous swaps. Points never expire.
Who decides who gets to stay in my property?+
You. Always. You see the profile of every guest who sends a request — including their reviews and property — and approve or decline. The system presents candidates, you make the call.
Can I combine it with Renovation Collective?+
Yes, and it's one of the strongest combinations in the network. You offer your property to a verified retired craftsperson through Renovation Collective, get the work done, and earn points — which you then spend on an exchange in another country. Assignments range from one week up to eight. You're responsible for having materials and tools on site when the craftsperson arrives.
Do I get any points when I join?+
Yes. As a new member, you receive starting points equivalent to a week's stay at your own property, so you can take your first trip right away without having hosted a guest first. The points are released once your listing is bookable — that is, once you've uploaded photos and an admin has set a points value for the property.
Can I buy points — and what does that mean for me as a host?+
If your earned points aren't enough for your next trip, you can top up for €10 per point, up to a maximum of 50% of what you've earned by hosting guests. The cap exists so that points in the network keep corresponding to real, bookable nights and retain their value. If an exchange is paid for fully or partly with purchased points, you as the host get a 10% points bonus on top of the usual payout.
Why does all contact happen through the platform?+
For your safety. Until an exchange or match is confirmed, contact is mediated by us — that's how we can guarantee every party is verified, that agreements about dates, work, and materials are documented in case anything needs sorting out, and that you have a neutral party on your side. Contact details are exchanged once the booking is confirmed.
How does it work tax-wise?+
We can't give tax advice, but here's what you should know. Both home exchanges and renovation work performed in exchange for lodging can be treated as an exchange with a value under some countries' tax rules, even though no money changes hands. How it's assessed depends on how long and how often the exchanges happen, where the property is located, and where you're liable for tax. We recommend checking with a tax advisor or accountant before your first exchange, especially for cross-border arrangements.
How is my property's points value set?+
An admin sets the points value after reviewing the property's size, location, and season. The scale runs from 5 points a night (35 a week) for simpler properties to 10 points a night (70 a week) for the most sought-after ones. The property becomes visible to other members as soon as the value is set.
